What moves the price
- Number of elevations — scaffolding one side of a house costs far less than wrapping all four
- Height and storeys — three-storey houses and tall gables need more lifts, ties and boards
- Hire period — the first few weeks are usually included, then scaffolding is charged weekly
- Pavement and road — scaffold on the public highway needs a council licence and sometimes lighting
- Access — scaffolding over a conservatory, extension or sloping ground needs extra design
- Roof protection — edge protection, loading bays and a temporary roof add to the scaffold cost
Building and repair prices in the UK are up 6% over five years (ONS Consumer Price Inflation, Services for maintenance and repair, to 2026 August). How to pay less
- Group roofing, guttering and rendering jobs so one scaffolding hire serves them all
- Agree the hire period up front and ask what each extra week of scaffolding costs
- Ask whether a mobile tower or a smaller scaffold will do for single-storey work instead of full scaffolding
Before you book
- Scaffolding on a pavement or road needs a licence from the local council before it goes up
- Ask for the scaffold's handover certificate and inspection record, which safety rules require
- Check the scaffolding firm's public liability insurance and that its scaffolders are trained
- Secure ladders and consider an alarm, as scaffolding can give access to upper windows
Scaffolding cost: questions people ask
£650–£1,500 per job, about £900 for front and back. A single elevation on a small house costs least; a full wrap on a detached house costs the most.
Most domestic scaffolds go up in half a day to a day and come down faster. Hire continues for the length of the work.
Only if it stands on the pavement or road. The local council issues the licence, and the scaffolding firm usually applies for it.
Not always. Small repairs can be done from roof ladders or a tower, but longer jobs at height usually need scaffolding to meet safety rules.
Council licence fees, extra weeks of hire, alarms and protection fans are commonly extra. Ask for the weekly rate in writing.
