What moves the price
- Type of render — sand and cement costs least, while silicone, acrylic and lime render cost more per square metre
- Old render removal — hacking off failed render adds labour and waste before the new coats go on
- Scaffolding — two-storey rendering needs scaffold, often priced on top of the rendering rate
- Beads and detailing — corners, window reveals and expansion joints all need beads and care
- Weather — frost and driving rain stop rendering work, which stretches jobs booked in the winter months
- Insulated render — external wall insulation under the render costs far more but saves heat

How to pay less
- Repair sound render in patches rather than re-rendering the whole house
- Choose a through-coloured render so you are not paying to paint the rendering every few years
- Book rendering in late spring or summer, when dry, mild weather keeps the job moving
Before you book
- Rendering the front of a house in a conservation area or on a listed building may need consent
- Rendering more than a quarter of an external wall can trigger insulation rules in the Building Regulations
- Older solid-walled homes may need breathable lime render rather than cement to avoid trapping damp
- Ask whether scaffolding and removal of old render are included in the rendering quote

Often not, but houses in conservation areas, listed buildings and some estates need consent. Re-rendering a large area may also bring in building regulations insulation requirements.
Silicone thin-coat render is self-cleaning, flexible and needs no painting but costs more. Sand and cement is cheaper and durable but usually needs painting.
Scaffolding, external wall insulation, brickwork repairs and painting are often listed separately.
