What moves the price
- Skill and role — a builder managing trades and the site charges more than one doing general building work alone
- Region — builder day rates in London and the South East sit well above those in the North East, Wales and Scotland
- Builder and labourer — a pair costs more per day but gets through heavy work faster than one person
- Day rate or fixed price — a builder quoting a fixed price builds in a margin for risk the day rate leaves with you
- VAT — a VAT-registered building firm adds 20% to the day rate, which a small sole trader may not
- Length of booking — a builder booked for weeks on one site usually charges less per day than for odd days
Building and repair prices in the UK are up 6% over five years (ONS Consumer Price Inflation, Services for maintenance and repair, to 2026 August). WHAT YOU GET
What a builder booking includes
Takes: Billed by the day — a single day for small repairs, several weeks for an extension. Not included: Materials, skip hire and scaffolding are normally charged on top of a builder's day rate, and so are the electrician, plumber and plasterer — see the related guides below.

How to pay less
- Ask for a fixed price on a clearly defined building job rather than paying an open-ended day rate
- Buy materials yourself where the builder agrees, so you are not paying a mark-up on top of the day rate
- Group small building repairs into one visit instead of booking the builder for several separate half days
Before you book
- Check whether the building work needs building regulations approval and who is applying to building control
- Ask the builder for public liability insurance details and whether they belong to a TrustMark or trade scheme
- Under the CDM rules, a domestic client's legal duties pass to the builder, so check they understand that role
- Agree in writing whether the day rate includes VAT, materials and waste removal before the builder starts
Builder cost: questions people ask
£180–£400 a day, around £250 typical. A builder outside the South East doing general work starts near £180; a London builder running a site with other trades reaches £400.
Usually about eight hours on site. Travel, collecting materials and clearing up can come out of that day, so ask what you are paying for.
Either you or your builder must apply for building regulations approval where the work needs it. Most builders will arrange it, but the duty to comply stays with the person carrying out the work and the owner.
For a well-defined job, often yes — you know the total up front. A day rate suits repairs where nobody can see the full extent until work starts.
Materials, skip and scaffold hire, and specialist trades such as electrics, plumbing and plastering are charged on top.
