End-of-tenancy cleaning checklist: get your deposit back

In Dublin a deposit is a month's rent — €2,335 on average for a new tenancy. One in five disputes the RTB hears is about keeping it. What the law lets a landlord deduct, what a tribunal threw out this year, and the room-by-room clean that leaves nothing to argue about.

IN SHORT

  • A landlord may keep deposit money for two things only: rent arrears, and the reasonable cost of restoring the home beyond normal wear and tear. Dirt counts; a faded wall does not. The onus of proof is on the landlord.
  • A professional end-of-tenancy clean in Dublin is roughly €120–€250 for a one-bed, €150–€290 for a two-bed and €180–€360 for a three-bed; the deposit at stake is around ten times that.

Unregistered electrician convicted in Sligo: €24,409 for a job that left a family with live sockets

A week ago the CRU won its largest electrical prosecution yet, and published a register of every case it has brought. What was done, what it cost, and the two-minute check that would have stopped it.

IN SHORT

  • On 12 October 2026 Sligo District Court convicted a man of carrying out restricted electrical works while unregistered and of passing himself off as a Registered Electrical Contractor: €24,409 in fines, costs and witness expenses.

ASK A PRO

My landlord says the oven wasn't cleaned. What counts as clean?

Clean means no carbon on the cavity walls, the racks and the door glass, and the extractor filter degreased. A wipe round with a spray doesn't do the glass, and the glass is what the agent photographs. If you did clean it, send your own photos from the day you left; the RTB puts the onus on the landlord to show otherwise. If you didn't, a professional clean is about €90 and comes with a receipt, which is cheaper than losing the argument.
