What moves the price
- Contract or ad hoc — a contract cleaner on a regular schedule charges less per hour than a one-off office clean
- Out of hours — early-morning, evening or weekend office cleaning carries an uplift on the hourly rate
- London — office cleaning rates in the capital sit above Manchester, Leeds and the rest of the UK
- The cleaner's wage — a rate too close to the National Living Wage leaves no room for holiday pay and supervision
- Washrooms and kitchens — more toilets, showers and tea points mean more time in every office visit
- VAT — commercial cleaning firms quote before VAT, and 20% is added to the cleaning invoice
Domestic cleaning prices in the UK are up 24% over five years (ONS Consumer Price Inflation, Domestic services and household services, to 2026 August). Five years ago a typical office cleaning would have cost about £18 — an estimate from today's guide price and that index, not a recorded price. Source: ONS MM23 D7E6 →

How to pay less
- Sign a regular office cleaning contract rather than booking ad hoc, which carries a higher hourly rate
- Schedule cleaning during normal hours where the office can stay open, avoiding the out-of-hours uplift
- Agree which rooms need cleaning daily and which only weekly so the paid hours match the office's use
Before you book
- Ask for the cleaning firm's employers' and public liability insurance certificates, not just a verbal yes
- Check the firm handles cleaning chemicals under COSHH, with safe storage and protective kit for its cleaners
- When you change cleaning contractor, TUPE rules can move the existing cleaners across to the new firm
- Be wary of a quote per cleaner hour that sits barely above the minimum wage, as it cannot cover holiday pay

A small office of a few desks usually takes one to two hours a visit. Larger offices are planned as a set number of cleaner hours across the week.
Per hour, yes. A contract gives the cleaning firm steady work, so its rate is lower than for a single clean booked when it is needed.
Usually not. Commercial cleaning firms quote before VAT and add 20% to the invoice, which a VAT-registered business can normally reclaim.
Carpet shampooing, high-level window cleaning and sanitary bins are usually separate services with their own contracts.
