What moves the price

  • Where you live — cleaners in London and the South East charge more per hour than in the North or the Midlands
  • Independent cleaner or agency — an agency costs more an hour but covers insurance, vetting and holiday cover
  • The size of your home — a one-bed flat and a four-bed semi need very different hours per clean
  • How often you book — a weekly clean is usually cheaper per hour than a fortnightly or one-off visit
  • How much has built up — the first clean in a new arrangement takes longer than the ones that follow
  • VAT — an agency over the VAT threshold adds 20% to its hourly rate, while most sole-trader cleaners do not

How to pay less

  • Book a weekly clean rather than fortnightly — the cleaner keeps on top of it and the hourly rate is often lower
  • Leave your own cleaning products and vacuum out, and ask whether the hourly rate drops for it
  • Tidy clutter before the cleaner arrives so the paid hours go on cleaning, not putting things away

Before you book

  • If a house cleaner you hire directly is not self-employed, you may be their employer and owe the minimum wage and payroll
  • Ask an independent cleaner whether they carry public liability insurance in case something is broken during a clean
  • Agree a list of rooms and jobs for each clean so you both know what the hours cover
  • A basic DBS check is open to self-employed cleaners and is worth asking about before handing over a house key

House Cleaning cost: questions people ask

£13–£25 an hour, about £19 on average. An independent cleaner outside the big cities is at the lower end and a London agency at the top; type your postcode into the search above to compare cleaners nearby.

Most homes need two to four hours. A one-bed flat on a weekly visit can be done in two, while a larger family house cleaned fortnightly takes three or four.

An agency costs more an hour but carries the insurance, checks its cleaners and sends cover when your usual cleaner is off. An independent cleaner is cheaper and you deal with the same person each week.

You can. If your cleaner is not self-employed and not paid through an agency, the government treats you as their employer, which brings the minimum wage, payroll and employers' liability insurance with it.

Most regular cleans leave out the inside of the oven, carpet shampooing and outside windows, which are priced as separate jobs.
