What moves the price

  • Engineered or solid — engineered boards cost less per square metre than solid hardwood planks
  • Wood species and grade — oak is the standard, while walnut and character grades cost more
  • Fitting method — floating floors go down faster than glued or secret-nailed hardwood floors
  • Pattern — herringbone and chevron hardwood floors take far longer to lay than straight planks
  • Subfloor preparation — levelling, a moisture barrier or new ply adds a day or more
  • Underfloor heating — only suitable boards can be laid over it, and the fitting needs extra care

How to pay less

  • Choose engineered oak over solid hardwood if you want the look of wood floor at a lower price
  • Lay straight planks rather than herringbone, which needs far more cutting and fitting time
  • Buy prefinished boards so the fitter does not need to sand and seal the floor on site

Before you book

  • Let hardwood boards acclimatise in the room for several days before they are fitted
  • In a leasehold flat, check the lease, which may require acoustic underlay under wood floors
  • Check the boards suit underfloor heating if you have it, as not all wood flooring does
  • Ask whether the hardwood fitting quote includes underlay, trims, door trimming and waste removal

Hardwood Floor Fitting cost: questions people ask

£45–£150 per m², around £85 typical for engineered oak. Engineered boards in a straight lay cost least; solid hardwood in a pattern costs the most.

One to two days for an average room. A whole floor or a herringbone pattern can take several days.

Engineered boards are more stable, suit underfloor heating and cost less. Solid wood can be sanded more times over its life but moves more with humidity.

Engineered boards usually can, if the manufacturer approves it and the heating is commissioned first. Solid hardwood is rarely recommended.

Moving furniture, lifting old flooring, new skirting and sanding and sealing unfinished boards are often extra.
