Full Rewiring cost in the UK
£3,800–£10,000 per house. Typically £6,500.

Rewiring a whole house in the UK costs £3,800–£10,000, with about £6,500 typical for a three-bed semi. The number of circuits and rooms is the main driver, followed by lifting floors in an occupied home, a new consumer unit, and making good plaster afterwards.

What moves the price

  • Size of the house — a two-bed terrace has far fewer circuits to rewire than a five-bed detached home
  • Occupied or empty — rewiring an empty house is faster than working around furniture and family
  • Floors and walls — lifting boards and chasing solid walls adds days to the rewire
  • Consumer unit — a new board with RCD or RCBO protection is part of most full rewires
  • Extra circuits — EV chargers, showers, outdoor power and data add to the rewiring
  • Making good — replastering cable chases and redecorating after the rewire are often priced on top

How to pay less

  • Rewire the house while it is empty, before you move in, to save days of work
  • Combine the rewire with plastering and decorating so the house is only disrupted once
  • Plan socket positions in advance so the rewiring is done right first time

Before you book

  • A full rewire is notifiable under Part P, so use an electrician registered with NICEIC or NAPIT
  • Get an EICR first to confirm a full rewire is needed rather than a partial one
  • Ask whether the rewiring quote includes the consumer unit, making good and fittings
  • Lead-painted woodwork or asbestos in an older house may need checking before walls are chased for rewiring

Full Rewiring cost: questions people ask

£3,800–£10,000 per house, about £6,500 typical for a three-bed semi. A small house left empty costs least; a large detached home lived in during the work costs the most.

Five to ten days for most homes, longer for large houses or where floors are hard to lift.

Old rubber or fabric cable, a fuse box with no RCD and an unsatisfactory EICR are common signs. An electrician's inspection tells you for sure.

Yes, but it is dusty and disruptive, and the power is off for much of each day. Many people move out for the first-fix stage.

Replastering, redecorating, new light fittings and relaying carpets are usually extra. Ask the electrician to state what making good is included.
