Electrical Safety Inspection (EICR) cost in the UK
£120–£400 per report. Typically £280.
An EICR in the UK costs £120–£400, with about £280 typical for a three-bed house. Property size is the main driver — more circuits take longer to test — while access to the consumer unit, older wiring and London rates push it up.

What moves the price
- Size of the property — a one-bed flat has far fewer circuits to test than a five-bed house
- Number of circuits — every circuit on the board is inspected and tested, so more circuits take longer
- Age of the wiring — older installations take longer to inspect and often have more observations
- Access — cluttered cupboards and boxed-in boards slow the electrical inspection
- Remedial work — serious faults coded in the EICR need fixing and are priced separately from the inspection
- Region — EICRs in London and the South East cost more

How to pay less
- Book the EICR before work becomes urgent so remedial work can be planned and compared
- Clear access to the consumer unit and sockets so the electrician spends less time on the inspection
- Ask for remedial work to be quoted separately so you can compare prices
Before you book
- Landlords in England are required to have the electrics inspected and tested regularly, so check when the last EICR was done
- Landlords give tenants a copy of the EICR within a set time after the inspection, so plan to share it
- Have the EICR carried out by an electrician who belongs to a competent person scheme like NICEIC or NAPIT
- Ask what the price is for fixing any C1 or C2 faults before work starts
Electrical Safety Inspection (EICR) cost: questions people ask
£120–£400 per report, about £280 typical for a three-bed house. A one-bed flat costs least; a five-bed property costs the most.
Two to four hours for most homes, with the power off for parts of the inspection.
Yes. In England, private landlords must have the electrical installation inspected at least every five years and give tenants a copy of the report.
Faults coded C1, C2 or FI must be put right, and landlords have 28 days to do so unless the report sets a shorter deadline.
Remedial work, consumer unit upgrades and PAT testing are separate. Ask for a written price for any repairs.
