What moves the price

  • Condition of the boards — paint, varnish or old carpet adhesive take extra passes of the floor sander
  • Finish chosen — a clear lacquer is quickest, while oils, hardwax and coloured stains add coats and drying time
  • Gap filling and repairs — filling gaps between floorboards or replacing damaged boards is charged on top
  • Parquet or herringbone — block floors need careful sanding across the grain and cost more per square metre
  • Room size — small rooms often carry a minimum charge, so the floor sanding rate per metre rises
  • Dust control — a dustless sanding system with extraction costs more but keeps the rest of the house clean

How to pay less

  • Have several rooms of floorboards sanded together to avoid a minimum charge on each small room
  • Clear the room and lift old carpet and gripper yourself before the floor sander arrives
  • Choose a clear lacquer rather than a coloured stain, which adds coats and labour to the sanding

Before you book

  • Ask whether the floor sanding contractor uses a dust extraction system, especially in an occupied home
  • Check the floorboards are thick enough to sand, as the wear layer on engineered boards allows few sandings
  • In a flat, check the lease, as some require carpet or acoustic underlay over wooden floors
  • Plan to keep off the newly sealed floor for the curing time the finish needs

Floor Sanding cost: questions people ask

£20–£45 per m², about £30 typical. A straightforward sand and lacquer on sound boards costs least; a stained finish or a floor covered in paint or adhesive costs most.

One to two days for an average room. Each coat of finish needs drying time, so heavy furniture usually goes back a day or two later.

Usually yes, if the top wear layer is thick enough. Thin engineered boards may take only one light sand, so ask the floor sander to check first.

Lacquer is harder-wearing and easy to clean; oil gives a natural look and is easier to patch-repair. Both are common choices.

Moving furniture, replacing many boards, new skirting boards and colour staining are often charged on top.
