What moves the price
- Length of roofline — a terrace has two short runs of fascia while a detached house has four elevations
- Scaffolding — two-storey fascias and soffits need full scaffold, while a bungalow can often use towers
- Full replacement or capping — capping over sound timber fascias is cheaper but hides any rot underneath
- Gutters and downpipes — renewing the guttering with the fascias adds cost but saves a second scaffold
- Bargeboards and dry verges — gable ends add extra boards and trims to the roofline job
- Rotten rafter ends — timber repairs found once the old fascia boards come off are priced on top

How to pay less
- Replace gutters with the fascias and soffits so you only pay for one scaffold
- Choose standard white uPVC fascias, as coloured and woodgrain boards cost more
- Ask whether a single-storey roofline can be done from towers rather than full scaffolding
Before you book
- Bats can roost behind fascias and soffits, and they are protected by law, so ask the installer what checks they make
- Ask whether the fascia quote is full replacement or capping, and how any rot found will be priced
- Check soffits are vented, so the roof space keeps the ventilation the Building Regulations expect
- Check that the scaffolding for the fascias and soffits goes up with a firm that follows work-at-height safety rules
Fascias & Soffits cost: questions people ask
£1,400–£4,500 per job, about £2,800 typical for a semi. A terrace or bungalow costs least; a detached house with full scaffolding and new gutters costs most.
Usually one to three days once the scaffold is up. A detached house with gutters and bargeboards takes longest.
Only if the timber underneath is sound. Capping is cheaper, but it can hide rot that spreads, so most installers recommend full replacement on older boards.
They can. Bats and their roosts are protected, so if bats are found behind the boards, work must stop and an ecologist may need to be involved.
Scaffolding may be extra, and so are roof tile repairs, rotten rafter ends and painting of any timber left in place.
