Dry Lining cost in the UK
£18–£50 per m². Typically £30.

Dry lining costs £18–£50 per m² in the UK, about £30 typical. Plasterboard stuck straight to masonry with dot-and-dab adhesive is cheapest; a metal or timber stud frame, insulation or acoustic layers behind the board, and taping and jointing to a decorating finish push the rate up.

What moves the price

  • Fixing method — dot-and-dab board on masonry is quicker and cheaper than building a metal or timber stud frame
  • Insulation or acoustic layers — mineral wool or insulated plasterboard behind the dry lining adds material and time
  • Finish — taped and jointed board or a skim coat over the plasterboard costs more than boarding alone
  • Ceilings — fixing plasterboard overhead is slower and needs more hands than lining walls
  • Room layout — windows, reveals, sockets and pipes mean more cuts in every sheet of board
  • Moisture-resistant board — kitchens and bathrooms need special plasterboard, which costs more per sheet

How to pay less

  • Use dot-and-dab dry lining on sound masonry walls rather than paying for a full stud frame
  • Have the electrician run cables before the plasterboard goes up, so the board is not cut and patched later
  • Ask for a tape-and-joint finish instead of a full skim if you are happy to paint straight onto the board

Before you book

  • Dry lining an external wall counts as renovating a thermal element and can bring Building Regulations insulation rules into play
  • In flats and between homes, ask whether the new wall needs to meet sound insulation standards
  • Check the walls are dry before lining — boarding over damp masonry only hides the problem
  • Ask whether the dry lining price includes beads, tape, filler and disposal of offcuts

Dry Lining cost: questions people ask

£18–£50 per m², around £30 typical. Dot-and-dab on a flat brick wall comes cheapest; a timber stud partition with insulation and a full finish costs the most.

One to two days for an average room. A skim coat afterwards needs a further day plus drying time.

Dry lining is faster, cleaner and needs no long drying time, and it can hide uneven walls. Wet plaster is harder-wearing and suits period homes where breathability matters.

Lining an internal wall usually does not. Lining most of an external wall, adding a new partition that affects fire escape, or separating flats can bring in insulation, fire or sound requirements.

Skimming, decorating, moving sockets and switches, and extra insulation are normally priced on top.
