What moves the price

  • Size of the structure — a shed or single garage is a small demolition job next to a whole bungalow or house
  • Asbestos — older garages and outbuildings often have asbestos roofs that need safe removal before demolition
  • Access for machinery — a mini-digger in a tight back garden or a hand-demolition job takes longer
  • Waste removal — rubble, timber and metal have to be separated and taken to licensed sites, and skips are charged
  • Services — gas, electricity and water are disconnected before demolition, which takes notice and can add cost
  • Foundations and slab — breaking out the base adds a day or more to the demolition

How to pay less

  • Get the asbestos survey done before demolition so the contractor prices the job once and accurately
  • Ask whether the demolition contractor can recycle the hardcore on site as a base for new work
  • Group demolition of several garden structures into one visit to share the machine and skip costs

Before you book

  • Demolishing a whole building usually needs prior approval from the council, and listed buildings need consent
  • Arrange with your energy supplier and water company to disconnect the services before demolition starts
  • Check the demolition contractor's waste carrier registration so rubble does not end up fly-tipped
  • Tell your neighbours, and serve a party wall notice if the structure touches a shared wall

Demolition cost: questions people ask

£1,000–£8,800 per job, about £2,000 typical for a single garage. A shed or small outbuilding costs least, while a small house reaches the top of the range.

A garage usually comes down in one or two days. A house takes four to eight days once services are off and asbestos is cleared.

Garden sheds and small outbuildings rarely need it. Demolishing a house usually needs prior approval from the council, and listed buildings or anything in a conservation area need consent.

Work stops until it is identified and removed safely. Some asbestos must be removed by an HSE-licensed contractor, which adds to the cost.

Asbestos removal, disconnecting gas, electricity and water, and any new building on the cleared site are separate costs.
