Asbestos Removal & Survey cost in the UK
£300–£3,500 per job. Typically £1,000.
Most asbestos jobs in UK homes cost £300–£3,500, and about £1,000 is typical. The material sets the price: a cement garage roof or a textured ceiling is a modest job, while pipe lagging or insulating board must go to an HSE-licensed contractor and costs far more.

What moves the price
- Type of asbestos material — cement sheet and textured coatings are lower risk than lagging, insulating board or sprayed coating
- Licensed or non-licensed work — the most hazardous asbestos removal is restricted by law to HSE-licensed contractors
- Survey first — a management or refurbishment survey with sampling is often needed before any removal is priced
- Access and enclosure — a sealed work area, negative pressure units and scaffolding all add to the asbestos job
- Disposal of hazardous waste — asbestos is double-bagged, carried by a registered waste carrier and taken to a licensed site, which adds cost
- Encapsulation instead of removal — sealing sound material in place is often cheaper than stripping it out

How to pay less
- Have the asbestos survey done before builders start, so removal is priced once rather than as an emergency stop
- Ask whether sound asbestos material can be encapsulated rather than removed, which is often the cheaper safe option
- Bundle every asbestos item in the house into one visit to share the enclosure, disposal and travel costs
Before you book
- Never drill, sand or break up suspected asbestos yourself; leave it undisturbed until it has been tested
- Check the contractor's HSE asbestos licence if the job involves lagging, insulating board or sprayed coating
- Ask for the waste consignment note, which shows the asbestos went to a site licensed to take it
- Tell your builder about any asbestos survey results, as the CDM rules make them responsible for managing the risk
Asbestos Removal & Survey cost: questions people ask
£300–£3,500 per job, about £1,000 typical. A small textured ceiling or a garage roof costs least; licensed removal of lagging or insulating board is the dearest work.
Most domestic jobs take half a day to two days on site. Sample results usually come back within a few days, and licensed work needs notice before it starts.
Sprayed coating, lagging on pipes and insulating board are the high-risk materials: under the Control of Asbestos Regulations, most work on them is reserved for a contractor holding an HSE licence. Cement products and textured coatings are usually non-licensed but still need trained workers.
Householders can take on some low-risk cement sheet work, but the waste must still go to a site licensed for asbestos and be carried correctly. Most people hire a contractor for the safety and the disposal.
Putting back the roof, ceiling or boxing that was removed, redecorating and any extra asbestos found later are not part of the agreed job.
