BEFORE YOU BOOK

Check before you book

No register applies

There is no licence or statutory register for garden wall builders in England, Wales, Scotland or Northern Ireland. TrustMark, the Government Endorsed Quality Scheme, is optional. The law reaches party walls in England and Wales and the wall's height under planning.

Ask for references from recent jobs and check any scheme membership on the scheme's own search. trustmark.org.uk →

Party wall notice

Gov.uk says a garden wall standing on the land of two owners is a party wall (wooden fences are not), and in England and Wales neighbours must be told about building work on or near it. That is separate from planning permission and Building Regulations approval.

Ask who will serve the party wall notice and when; the garden wall builder should not start before it is dealt with. gov.uk →

Height limits (England)

Under Class A of Part 2 of the General Permitted Development (England) Order 2015, a gate, fence or wall can be up to 1 metre high next to a road used by vehicles, and up to 2 metres elsewhere, without planning permission; at a listed building permission is needed.

Ask the garden wall builder to confirm the finished height on the quote, and check with the council if it is close. legislation.gov.uk →

Waste carrier registration

If the garden wall builder loads rubble from the old wall and spoil from the footing into their van, they are carrying waste for a business and must be on the register kept by the Environment Agency (England), Natural Resources Wales, SEPA (Scotland) or the NIEA (Northern Ireland).

Check the number on the public register for your nation, and that the name matches. environment.data.gov.uk →

VAT

Building a garden wall is standard-rated at 20%. A garden wall builder whose turnover passes £90,000 a year must register, charge it on bricks, mortar and labour, and set the 20% out as its own line on the written quote.

Ask for the wall builder's VAT number and check the 20% is listed below the itemised wall price. gov.uk →

“Is the garden wall on the boundary, and who serves the party wall notice?”

A good answer: A clear answer; work does not start until it is dealt with.

“What foundation will the wall have?”

A good answer: Concrete width and depth stated for the height and soil.

“How high will the garden wall be?”

A good answer: Measured, against the planning limit.

“Will the wall have piers or movement joints?”

A good answer: Yes for longer or taller walls.

“What coping will you use?”

A good answer: Named, to keep rain out of the top.

“Where will the rubble go?”

A good answer: A registered waste carrier or skip firm.

“How will you protect the neighbour's side?”

A good answer: Access agreed and their garden protected.

Getting the quote right

  • Length, height and thickness of wall
  • Foundation size
  • Brick or stone, mortar and coping named
  • Removal of any old wall and spoil
  • Party wall arrangements
  • Who actually attends to lay the bricks or stone, and whether they are employed or subcontracted
  • The VAT number, with 20% VAT shown apart from the materials and labour

Walk away if

  • Building on a shared boundary with no word to the neighbour
  • No foundation on the quote
  • A tall wall by a road with no planning question
  • Rubble taken with no carrier number

When the job is done

Keep the paperworkInvoice, guarantee and any party wall agreement.
Check it is plumb and pointedStraight, upright, joints full, coping bedded.
Let it cureNo leaning or planting against it for a few weeks.
Tell others how it wentA short, specific review of the garden wall builder — what was done, on time or not, the clean-up — helps the next person. Problems go through make-it-right first.

STEP 1A written complaintEmail or message the garden wall builder with what is wrong with the wall, photos and the remedy you want. The Consumer Rights Act 2015 gives you repeat performance first, then a reduction in price if that fails.
STEP 2The make-it-right stepA review under four stars for the garden wall builder goes to them first if you say so, and we chase the reply. Then you review.
STEP 3Planning or building control problemsWork that needed planning permission and did not get it can bring an enforcement notice from the council ordering it undone, and the notice falls on the owner. If the garden wall builder cut that corner, tell the council early. Hiring a garden wall builder: questions people ask

If the wall stands on land of both owners, yes, in England and Wales. Gov.uk says garden walls count, wooden fences do not.

In England, above 2 metres, or 1 metre beside a road used by vehicles, or at a listed building.

Most pay around £1,000 out of a range of £530–£2,200 a project. For what moves the figure, see the garden wall building price guide; for local garden wall builders, search above.

There is no licence for garden wall builders and no register to check.

Enough for the height and soil; ask the builder to state it.

Stone costs more and takes longer; brick is quicker and more uniform.
