THE 60-SECOND VERSION

  2. Get it identifiedA survey or sample test says what the material is and its condition.
  3. Check the licence if neededSprayed coatings, lagging and most insulating board need an HSE-licensed contractor.
  4. Ask where the waste goesAsbestos is hazardous waste, carried by a registered waste carrier.
  5. Keep the paperworkSurvey, work records and waste documents.

BEFORE YOU BOOK

Check before you book

HSE asbestos licence

HSE says only a contractor holding its licence may do higher-risk asbestos work: all work on sprayed asbestos, removing (and most repairs to) insulation such as pipe lagging, and most jobs on asbestos insulating board. Licensed contractors must notify that work to the enforcing authority.

Ask for the HSE licence details before the asbestos work is agreed. hse.gov.uk →

Notifiable non-licensed work

HSE lists work that must be notified but needs no licence, such as asbestos cement sheeting that will be substantially broken up and large-scale steam or gel removal of textured coatings; the person doing it must notify, mark the area and keep health records.

Ask which category the asbestos work falls into, and who notifies it. hse.gov.uk →

Waste carrier registration

Anyone carrying the waste from the asbestos work away as a business must be a registered waste carrier — with the Environment Agency in England, Natural Resources Wales, SEPA in Scotland or DAERA in Northern Ireland — and section 34 of the Environmental Protection Act 1990 puts a duty on householders to use an authorised person.

Ask who removes the waste from the asbestos work and check their registration number on the right nation's register. gov.uk →

Insurance and trader status

For the asbestos work, a trader should hold public liability insurance; check the insurer and the cover. Trader status matters: it brings the Consumer Rights Act 2015 into play, and under the Consumer Contracts Regulations 2013 an off-premises or online booking usually has 14 days' cancellation, with any work you asked to start early charged for and personalised goods outside the right.

Ask for proof of insurance for the asbestos work; the trader and ID-checked badges are on the Locufy profile.

VAT

VAT on asbestos removal and surveying at a home is charged at the standard 20%, and any business turning over more than £90,000 a year in taxable sales has to register, add it to the price and set it out on its own line.

Ask for the VAT number, and look for VAT as its own line on the asbestos removal quote, with the waste and air-test lines. gov.uk →

“Which category is this asbestos work?”

A good answer: Licensed, notifiable non-licensed or non-licensed, explained for your material.

“Do you hold an HSE asbestos licence?”

A good answer: For licensable work, yes, with details you can check; for lower-risk work, the training the workers have.

“Has the material been sampled or surveyed?”

A good answer: A survey or lab result before the price is fixed.

“How will the area be sealed and cleaned?”

A good answer: An enclosure for licensed work, and how the area is cleaned and checked afterwards.

“Where does the asbestos waste go?”

A good answer: Bagged as hazardous waste, carried by a registered carrier to a site that can take it.

“Who notifies the enforcing authority?”

A good answer: For licensed or notifiable work, the contractor, before work starts.

Getting the quote right

  • The material, its location and the category of work
  • Enclosure, removal method and clean-up
  • Waste carriage and disposal
  • Any air testing or clearance check
  • Who actually attends — the licensed operatives and supervisor on site, employed or subcontracted — and the business's VAT number, with VAT at 20% shown as its own line

Walk away if

  • Removes lagging or insulating board without an HSE licence
  • Quotes without a survey or sample
  • Plans to put asbestos in a general skip
  • No registered waste carrier
  • Says notification 'isn't worth the bother'

AFTER

When the job is done

Keep the recordsSurvey, work records, notification and waste documents, for a future buyer or builder.
Get confirmation the area is cleanA written record of the clean-up and any clearance check.
Tell later tradesPass any survey results to whoever works on the house next.
Leave the reviewOnly booked jobs can be reviewed on Locufy, so yours carries weight; if the asbestos work falls short, use the make-it-right step first and the provider is asked to fix it before the review is published.

STEP 1Start with the contractor, in writingSend the contractor a short, dated account of the problem with the asbestos work and the fix you want. Section 49 of the Consumer Rights Act 2015 implies reasonable care and skill into the contract, and section 54 gives you repeat performance or a price reduction when it is missing.
STEP 2Use Locufy's make-it-right stepRate the asbestos work under four stars and you are asked whether to send it to the provider first; we follow it through. Then the review goes up.
STEP 3Unlicensed or dangerous asbestos workAsbestos work done without the licence it needed, or without care, can be reported to HSE. For a trading dispute over the asbestos work, Trading Standards is reached through the Citizens Advice consumer helpline on 0808 223 1133 in England and Wales, Advice Direct Scotland on 0808 800 9060, or Consumerline on 0300 123 6262 in Northern Ireland.
STEP 4Money still in disputeIf the asbestos work is still not settled, you can claim without a solicitor: the small claims track takes claims up to £10,000 in England and Wales, simple procedure up to £5,000 in Scotland, and the small claims court up to £5,000 in Northern Ireland.

Hiring an asbestos removal contractor: questions people ask

For sprayed coatings, most lagging and most insulating board, yes — HSE says only a licensed contractor may do it. Some lower-risk work needs no licence.

Records of the work and notification where it applied, and the waste documents showing a registered carrier took it.

£300–£3,500 a job, typically around £1,000. The material sets the price: cement sheeting or a textured ceiling is modest, lagging or insulating board costs far more. Our Asbestos Removal & Survey price guide explains what moves the figure, and the search above shows asbestos removal contractors working near your postcode.

HSE's rules are written for employers and workers; get any suspect material identified first, and never touch lagging, sprayed coatings or insulating board.

No; HSE says it must be disposed of as hazardous waste, not mixed with household waste.

Northern Ireland has its own asbestos Regulations of 2012, which take the same licensing approach.
