What moves the price
- Property size — a studio flat is quicker to assess than a five-bedroom detached house
- Property type — period homes with extensions and mixed construction take longer to survey
- Location — EPC assessors in London and the South East charge more than in the North and Wales
- Travel — rural homes far from the assessor's base can carry a travel charge
- Booking route — an assessor booked directly can cost less than one arranged through an agent
- Urgency — a same-day or next-day EPC visit may cost a little more

BER / EPC Assessor cost: questions people ask
£60–£120 for a typical home, about £90 for a three- or four-bedroom house. A small flat costs the least; a large period home in London costs the most.
About 30 minutes to an hour on site. The certificate is usually lodged within a day or two.
An EPC is valid for ten years. You need one before you sell or let a home, and a buyer or tenant can check it on the register.
Upgrades such as loft insulation, a new boiler or low-energy lighting can lift the rating, so finish any work before booking the assessment.
It does not include the improvement work itself, a building survey or a check of the heating system's safety.
