BEFORE YOU BOOK

Check before you book

No register applies

Anyone may trade as one of the log cabin installers in any UK nation; no statutory register exists, and TrustMark registration is voluntary. The rules sit on the job instead: where the log cabin stands, how tall it is and how big it is.

Look at two or three jobs they finished a year ago, and check any TrustMark claim on its website. trustmark.org.uk →

Planning limits for garden buildings (England)

In England a garden building is permitted development under Class E of the 2015 Order only within limits: not forward of the house front, one storey, eaves up to 2.5 metres, a maximum height of 2.5 metres within 2 metres of a boundary (4 metres dual-pitched or 3 metres elsewhere), no more than half the garden built over, no verandah or platform over 0.3 metres, and not at a listed building.

Ask the log cabin installer for the ridge and eaves heights and plan the position against the boundary. legislation.gov.uk →

Building Regulations exemption

A detached single-storey garden building with nobody sleeping in it is exempt from the Building Regulations in England and Wales at up to 15 square metres; between 15 and 30 square metres it stays exempt only if it is a metre or more from the boundary or mostly non-combustible (Schedule 2, Class 6).

Ask the log cabin installer for the floor area and distance from the boundary; above these limits, building control approval is needed. legislation.gov.uk →

Electrics

Power to lights and sockets in a log cabin is electrical work, usually by an electrician rather than the log cabin installer. It has to meet the Building Regulations in England and Wales (outdoor work is notifiable in Wales), and a Registered Competent Person Electrical electrician can self-certify it.

Ask who does the wiring and which certificate you will get. electricalcompetentperson.co.uk →

VAT

Installing a log cabin is standard-rated, so the VAT is 20%. A log cabin installer above the £90,000 threshold must be registered, charge it and list the 20% on its own line.

Ask the log cabin installer for the VAT number and check the 20% sits apart from the cabin and base prices. gov.uk →

“What are the log cabin's ridge and eaves heights?”

A good answer: Measurements to check against the Class E limits.

“What is the log cabin's floor area, and will it need building control?”

A good answer: Area stated, against the 15 and 30 square metre limits.

“What base will the log cabin sit on?”

A good answer: Named, level and square, with a damp barrier.

“Who wires the log cabin?”

A good answer: A registered electrician, with a certificate.

“Will you treat the timber after assembly?”

A good answer: Treatment named and included, or advice to do it yourself.

“How thick are the log cabin walls?”

A good answer: Log thickness in millimetres for the use planned.

“What if a log splits or a door sticks?”

A good answer: A guarantee from the maker and the installer's workmanship guarantee.

Getting the quote right

  • Cabin model, size and log thickness
  • Base type and who builds it
  • Assembly, treatment and roofing
  • Electrical work and the certificate
  • Removal of packaging and waste
  • Who actually attends to build the base and the cabin, and whether they are employed or subcontracted
  • The VAT number, with 20% VAT shown separately from the cabin, base and electrics

Walk away if

  • A cabin on the boundary with no mention of height
  • Someone planning to sleep in it with no word on building control
  • Wiring by the assembler with no certificate
  • Full payment before the kit arrives

Hiring a log cabin installer: questions people ask

In England, not if it meets the Class E limits: behind the house, single storey, within height limits near the boundary, no more than half the garden, not at a listed building.

Not if it is detached, single storey, has no sleeping accommodation and is up to 15 square metres, or up to 30 square metres a metre from the boundary or mostly non-combustible.

Usually £7,000–£20,000 an installation, with £12,000 typical. The log cabin installation price guide sets out the reasons; your town in the search box above shows local log cabin installers.

Sleeping accommodation removes the Building Regulations exemption, so approval would be needed.

Usually one to three days after the base is ready.

No licence is required and no register exists for log cabin installers.
